Environmental Due Diligence Evaluations

Wetland delineation

Wetlands are protected under a variety of governmental regulations including Federal, State, and in many instances local regulations. Before you buy it is prudent to determine the extent of regulated wetland areas on a property. Such determinations, termed Wetland Delineation, can be accomplished at varying degrees of complexity depending on the objective. Edmisten & Associates’ team of wetland scientists are widely regarded as among the most skilled and experienced wetland delineators in the region. Correspondingly, we are often called upon to conduct delineations on very complex sites or to review the work of other delineators.

Protected Species Surveys

Many local Agencies have integrated species protection requirements into their Land development codes as well as through County ordinances. Typically the local agencies will work with State and Federal agencies to coordinate the surveys to determine presence of species that are threatened, listed or species of special concern. The presence of protected species does not necessarily preclude development of a site, but may affect the design and scope of the development. Edmisten & Associates has worked with State and federal agencies to work through species issues on the behalf of the individual landowners State agencies, municipalities and developers. Resolutions include the development of Habitat conservation plans, Habitat protection plans as well as species relocations. Edmisten & Associates can help you through all aspects of species surveys, inventory and permitting.

Tree Surveys

Local governmental agencies have tree protection measures incorporated in their comprehensive plans or protection ordinances. Edmisten & Associates can provide services to include the identification of protected size and species, sub-meter GPS location and provide coordinates to engineers and surveyors that can be incorporated into preliminary site plans. Edmisten & Associates can also assist in the tree preservation plan and tree mitigation plan.

Sea Grass Surveys

Sea Grass Beds represent one of the most productive and important habitats in the shoreline marine systems in Florida. Such areas are vulnerable to the impact by shoreline construction projects such as retention walls, piers and docks. Edmisten & Associates can help incorporate design criteria that will minimize the development impacts to grass beds while still allowing the maximum development potential for waterfront development.

Local Government Environmental Assessments

Many local governments require site specific or site condition surveys to insure that the development conforms to the protective ordinances and county comprehensive plans. Typically these assessments will include vegetative analysis of habitat, protected species, Tree protection, and wetland identification. Edmisten & Associates can assist you through the environmental issues that may be encountered through the Counties review of the project.
